Detailed Session Descriptions

APPLE: Leadership - Session I
Hire the Best, Ditch the Rest
With Rich George
In this fun and energetic session you will gain a new understanding team building. You will learn the skills to create and mold an exceptional team by identifying each of your employees with one or more of the "12 Types" of employees. This fun and interactive way of evaluating your team members will allow you to quickly identify which team members are "toxic" to your team and which members are your "producers". Embracing the concepts of variable stimulus, interactivity, and downright fun, this session will be informational as well as entertaining. Participants will gain the knowledge of how to categorize their employees in a way that will clearly show which team members are producers, and which team members are "toxic" to the team. They will come away with the "12 Types" of employees and be able to clearly identify where each of their team members fit. In addition the participants will gain tools to assess potential candidates prior to hiring them to understand if they have tendencies of fitting into one or more to the "12 Types" of employees. Participants will gain a new understanding of team building and the skills to create and mold an exceptional team.

APPLE : Leadership - Session 2
Train to Retain
With Terry Jackson
Ever notice when you have employee turnover, you automatically have resident turnover? Stop throwing good money after bad, Train to Retain.! Training and employee retention go hand in hand Cost of training vs. cost of not training Becoming a company people want to work for Select the right person in the first place Managing the joining up process and coaching to maintain commitment We'll talk about best practices both in and out of industry (when someone has it right, emulate them!) Corporate Culture – define it!

APPLE: Leadership - Session 3
Success through Teamwork
With Rick Ellis
Coming together is beginning, staying together is progress, and working together as a TEAM is SUCCESS. This four-hour presentation teaches effective team leadership and membership concepts. The focus is communication, conflict resolution, team diversity and team motivation as they relate to a group of human beings working toward a common objective, goal, or "mission." This is not just a leadership Seminar; rather it is a Seminar for all members of a team. You might call it a "Team Membership" presentation. It ends with a section on decision making from a personal standpoint; that is, how do I "decide" to be an effective team member or leader?

APPLE: Leadership - Session 4
Investment Managing – a different approach to property management
With Rich George
This session will provide participants with a unique understanding of the art of managing multi-family assets with the owner's interests in mind. Gaining an understanding of "value management" will enable a property manager to manage the value of the investment and aid them in the day to day decision making while understanding the consequences of these decisions. Too many managers today focus only on the obvious success indicators, such as occupancy, traffic, conversion ratios and expense control. While these are definitely part of the equation they are simply managing the symptoms rather than treating the problem. Today's property manager is more sophisticated and has the ability to understand investment management strategies better than ever before. This program will help managers focus on the true goal of increasing value by improving the NOI. Participants will gain the understanding of true investment management strategies. To accomplish this they will learn how to determine the value of a property, to manage that value and understand how the simplest decisions that they make every day have a dramatic effect on the future value of an asset. To understand these principals, students will gain an understanding of deciphering a financial profit and loss statement and budget variance statement. They will participate in exercises determining the "value" of simple day to day property management activities.
